    Red Realty Rental Application

    We manage homes for many different investor/owners, each of whom have their own specific
    requirements. But in general, here's what we look for:

    ✓ A good credit score
    ✓ A good, verifiable rental history with no evictions
    ✓ 3x the rent for your monthly household income
    ✓ No smoking is allowed in any of our properties
    ✓ Pets will be considered on a per case scenario. An extra, nonrefundable, pet fee is charged per pet. In some cases, an additional monthly fee is also required.

    Rental Application Checklist:

    • Completed application(s)

    • Verification of Residency History Form

    • A copy of each applicant’s driver’s license

    • A copy of each applicant’s last two pay stubs

    • A copy of each applicant’s last two bank statements

    • Application fee ($45 per applicant) Made payable to “Red Realty, LLC”

    • Copy of renter’s insurance policy – you will be asked to add Red Realty as an insured on the policy

    If self‐employed, also include:

    • Last six months bank statements – all pages

    • Company information – how long in business?

    • Last 2 years’ tax returns

    • Business card if you have one

    • Website address if applicable

    I hereby apply to lease the above‐described premises. As an inducement to the owner of the property and to the agent accepting this application, I warrant that all statements above set forth are true; however, should any statement made above be a misrepresentation or not a true statement of facts, my application will be denied and all of the application fee of $45 per adult will be retained to offset the agent’s cost, time, and effort in processing my application.

    The owner/agent reserves the right to deny rental based on false statements or misrepresentations made by applicant. In the event this should occur, I waive any claim for damages by reason of non‐acceptance which the owner or agent may reject.

    I recognize that as a part of your procedure for processing my application, an investigative
    consumer report may be prepared whereby information is obtained through personal
    interviews with others with whom I may be acquainted. This inquiry includes information
    as to my character, general reputation, personal characteristics, and mode of living.

    I further agree and understand that if this application is accepted, I shall promptly pay the
    deposit to reserve the property and sign the lease agreement. If I subsequently decide not
    to move in for any reason, the deposit and application fee will be nonrefundable.

    I further understand that utilities will be cut off on the first day of the lease agreement, and that it is my responsibility to have utilities turned on in my name.

    The information contained in this application, to the best of my knowledge, is true and
    correct.
